What is an EPC?

An EPC is short for Energy Performance Certificate, it gives you information about the energy performance of your home and is valid for 10 years.

Your home may not have an EPC, we come across this quite a lot. It’s absolutely fine as an EPC is only required if you have recently bought your home or you rent.  You don’t need to have an EPC to qualify for ECO4. 

When we provide energy upgrades for you, we will undertake a new EPC free of charge. 

The EPC provides information about your home and its efficiency. The rating is calculated from an A- G score. A is the best score and is coloured green on the Certificate and equals a very energy efficient home, whereas G is a very low score, marked in red and equals a very inefficient energy score. Your EPC will show you:
  1. EPC . Your property details, including your address and a short description of your home, e.g., mid terrace, and the total floor space. 
  2. Energy Rating & Score. This displays your Property Graph, showing your Current Energy Rating & and its potential e.g., C. 
  3.  Breakdown of Property’s Energy Performance:. This section concentrates on the features of your home e.g. wall, roof, windows, heating, water, lighting, floor, and secondary heating, a description of them, e.g., heating – boiler and radiators, then a rating from Good to Poor and N/A. 
  4. The Primary Energy Use is then shown and shows the calculation of how many Kilowatt hours are used per square meter. Primary Energy Use is calculated by measuring the use of energy to provide heat, light and hot water in your home. 
  5. How this affects your Energy Bills. There is a calculation on what your costs should be per year on energy. However, a point to note is that this is calculated when the certificate was produced. So, if the EPC was created 10 years ago it’s likely the prices are out of date. Your energy costs are also determined by the number of people in your home, obviously more people there are equals a larger energy use.  
  6. Impact on the Environment, This section provides information of what the carbon emissions are from your home and how you could reduce this by taking steps to improve the efficiency of your home. This is where we can help you! (Can we make this a hyperlink to the contact us section please?)
  7. Changes you Can Make, this section details the breakdown of your home (as in point 4 above) and recommends changes and how you can make your home more efficient, reduce the carbon emissions and reduce your energy bills.
